Which areas do you cover?

While we are based in the North of England, we operate across the entire UK. A significant portion of our portfolio is located in the London and Manchester areas. We also accept commissions globally, with previous experience delivering successful projects in Ireland, mainland Europe, and beyond. We welcome all enquiries.

What types of projects do you specialise in?

Our expertise spans a diverse range of sectors, allowing us to bring a broad perspective to every design. We proudly specialise in:

Residential & HMOs: From bespoke new builds and sensitive home extensions to high-yield HMOs (Houses in Multiple Occupation) and multi-unit developments.
Commercial & Change of Use: Creating functional workspaces and executing complex Change of Use strategies (including Class MA) to maximise asset potential.
Hospitality & Leisure: Designing restaurants, takeaways, and recreational facilities, balancing user experience with technical planning and extraction requirements.
Industrial: Delivering practical, efficient solutions for warehousing, logistics, and manufacturing hubs.

Do you have any experience in historic preservation?

Yes. We take pride in breathing new life into heritage assets, from Listed Buildings to homes within Conservation Areas and Article 4 zones. Our approach is respectful yet forward-thinking; we focus on restoring or maintaining original features and protecting the building’s character, all while subtly introducing the modern elements to compliment the building aesthetically but also enhance its performance to meet the latest standards.

What is your approach to design and collaboration?

Our studio operates primarily through a digital and virtual workflow to maximise efficiency and precision. While we can accommodate traditional working methods upon request, please note that this often requires extended project timelines.

To ensure a comprehensive delivery, we collaborate with a trusted network of industry professionals and external consultants to produce holistic planning and construction documentation. We also leverage the latest technology—including 3D modelling, Point Cloud data, and VR—to communicate our designs with absolute clarity.

What is your approach to budgeting?

We understand that budgeting is a crucial aspect of any project. Our team works closely with clients to identify their budget and develop a plan that maximises their resources while ensuring high-quality work.

How do you structure your fees and payment terms?

We approach our fees with flexibility, tailoring our payment structure to the scale and specifics of your project.

For smaller commissions or distinct service packages under £1,000, we require a 50% deposit to commence work. For larger projects, the initial deposit percentage is reduced. In these cases, we create a bespoke payment schedule based on the total project value, estimated timeline, and the specific services required. This ensures the payment terms are clear, fair, and aligned with the progress of your project.

What software do you use and how are deliverables issued?

We utilise the latest industry-standard software to deliver high-precision AEC (Architecture, Engineering, and Construction) designs. Our toolkit is adaptable to project requirements but primarily centres on the Autodesk ecosystem (Revit, AutoCAD Architecture, 3ds Max) for Concept/developed design, BIM coordination and detailed drafting.

Depending on the specific needs of the design or visualisation, we also leverage tools such as Adobe Creative Suite, V-Ray, Twinmotion, SketchUp, and Blender for everything from 3d modeling to photorealistic architectural visualisation ("ArchViz").

All our documentation is issued 100% digitally. This approach reduces paper waste, accelerates collaboration, and allows for efficient sharing. While we have standard output protocols, we are fully flexible and can accommodate requests for specific file formats to suit your workflow.

Do you manage the planning application process?

We typically act as the lead agent for planning applications, handling the preparation, submission, and all correspondence with the relevant authorities. However, we are flexible in our approach.

If you prefer to manage the application yourself, or if you have appointed a dedicated planning consultant, we are happy to work in a supporting role. In these instances, we focus on producing the technical drawing packages and design documentation required to support the submission.

While no architect or designer can guarantee planning approval, we utilise our extensive experience with relevant planning policies and local regulatory frameworks to design schemes that maximise the likelihood of success, regardless of the project's location.

Do you follow the RIBA Plan of Work?

Yes, our workflow aligns with the RIBA Plan of Work, the industry-standard framework for managing construction projects. We specifically specialise in Stages 0–4.

This means we guide you through the entire design journey:

Stages 0–1 (Strategic Definition & Preparation): Feasibility studies and defining the project brief.
Stages 2–3 (Concept & Spatial Coordination): Developing the design and securing planning permissions.
Stage 4 (Technical Design): Producing the detailed technical information and specifications.

By focusing on these key stages, we deliver a comprehensive technical package that is ready for Building Regulations approval and can be confidently used for pricing/tendering or handed over to a contractor for construction.

Can you work with existing designs or take over an ongoing project?

Yes, we are fully equipped to step into a project at any stage. We frequently work with clients who have existing designs prepared by others, whether you require revisions for a planning resubmission or need a concept scheme developed into a detailed construction set.

We also offer comprehensive interior design services. We can work within an approved architectural shell to develop internal layouts, lighting strategies, furniture and fittings, and material finishes, ensuring a cohesive design inside and out.

Additionally, we provide specific support for projects that have already secured permission. We can produce the necessary technical schedules and documentation required to discharge planning conditions, ensuring all statutory obligations are met so your build can legally commence.
